Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
DuraFlex Crown Repair: The Fort Lauderdale Owner’s Guide
If your DuraFlex chimney system has a cracked, spalled, or crumbling crown, we stock the repair materials and install them for most Fort Lauderdale homes at a written price between $450 and $1,100, depending on crown size and how much tear-out the old one needs. Most DuraFlex crown repairs we schedule in this market are completed in a single visit, and we carry the common crown materials on the truck. You’ll usually spot the problem first as water staining on the ceiling near the fireplace, efflorescence (white mineral crust) on the exterior chimney, or pieces of crown material showing up in the gutter after a hard Florida downpour.
We’re an independent chimney service company in Fort Lauderdale, not a DuraFlex dealer or corporate affiliate. But we work with DuraFlex-compatible materials every week and know exactly how this part fails in South Florida’s heat-and-rain cycle. Nathan Corliss, our owner, has been up on Fort Lauderdale roofs from Las Olas Boulevard to the barrier island neighborhoods for going on two decades, and crown deterioration from salt air and monsoon-season rain is one of the most common repairs he writes up.
Which DuraFlex Models This Applies To
DuraFlex is a flexible stainless steel chimney liner system, and the crown is the concrete or masonry cap that seals the top of the chimney where the liner exits. The crown repair itself isn’t tied to a specific DuraFlex liner model number the way a connector or termination cap would be. The compatibility question is about the crown’s dimensions and the liner’s outside diameter. DuraFlex liners typically run 4, 5.5, 6, 7, and 8 inches in diameter, and the crown is cast around whatever size exits your flue. If you’re replacing the crown, we measure the liner OD and the chimney’s full top footprint before mixing anything.
Where model numbers do matter is if the crown failure has also damaged the top plate, storm collar, or rain cap. Those are DuraFlex-specific parts, and we can match them by measuring the liner OD and checking the existing cap for stampings or the labels on the original install paperwork. One gotcha we see regularly in Fort Lauderdale: some homeowners have a DuraFlex liner installed inside an older clay tile flue, and the crown looks fine from the ground but is cracked underneath a layer of old sealant. The only way to know is to get eyes on the actual crown surface, which means a ladder or a roof walk.

Signs Your DuraFlex Crown Repair Is Failing
- Water stains on the ceiling or wall near the fireplace. This is the most common first sign in Fort Lauderdale. A cracked crown lets rain run down the outside of the liner or into the chimney chase, and it shows up as a brown ring on drywall long before the chimney looks damaged.
- Efflorescence on the exterior brick or stucco. White, chalky mineral deposits mean water is moving through the masonry and carrying salts out with it. In Fort Lauderdale’s summer humidity, this can appear within weeks of a crown crack opening up.
- Spalling or missing pieces on the crown surface itself. The crown should be a solid, slightly sloped slab. If you see pitting, flaking, or chunks missing from the edges, water is getting in. Salt air near the coast accelerates this.
- Rust streaks below the crown or on the rain cap. Rust means water is hitting steel and sitting there. A failed crown is usually the source, and by the time you see rust, the moisture has been moving through the system for a while.
- Damp smell or musty odor from the fireplace after rain. A small crown crack can let enough water into the chase to create a musty smell even when there’s no visible leak. If it smells damp after a Fort Lauderdale storm, the crown is a likely starting point.

AfterReplacement Cost & What’s Included
For Fort Lauderdale homes, a DuraFlex crown repair with teardown and recasting typically runs $450 to $1,100 installed. On the lower end, you’re looking at a crown with minor cracking that we can prep and recoat. On the higher end, the old crown is too far gone to save and we’re chipping it out, forming, and pouring a new one. The big drivers are crown condition, chimney access from the roof, and whether we have to remove and reset the rain cap or storm collar to do the job right.
Every quote is a written price before any work starts, so the number you approve is the number on the invoice. The repair includes materials, labor, and haul-away of the old crown material. We back it with a written guarantee and a free second visit if the repair fails inside the guarantee period. That’s the 365-Day Done Right Promise, and it’s included, not sold as an add-on.
DIY or Call Us?
You can safely do a visual check from the ground: look for missing crown pieces, white crust, or rust streaks, and check inside the attic for water staining. What you shouldn’t do is get on a Fort Lauderdale roof in July to patch a crown with a bucket of hardware store sealant. Crown repair requires working at height, often on a sloped or tile roof, and a bad patch job just traps water under the surface where it does more damage. We’ve torn out plenty of do-it-yourself patch jobs where water was quietly eating the masonry underneath.
If the crown is cracked through or the edges are spalling, call us at (754) 354-1451. We’ll come out, get on the roof, and tell you honestly whether it’s a recoat or a full teardown and recast. Say the price first, explain the work second, put it all in writing – that is the whole business model.
FAQs
A well-cast crown with proper slope and a drip edge should last 15 to 25 years in Fort Lauderdale, but coastal salt air and hurricane-season rain can shorten that to 10 to 15 years if the crown wasn’t cast with enough slope or the original mix was too wet.
We use a proper crown mix with a slope that sheds water, and we form a drip edge so water doesn’t curl back under the crown edge. Call (754) 354-1451 and we’ll tell you honestly if yours has years left or needs attention now.
Yes, if the cracking is surface-level and the crown still has structural integrity, we can clean, prep, and apply a flexible crown coat that seals and protects it for several more years.
If the crown is spalling, has missing chunks, or is soft enough to crumble under a screwdriver, we recommend a full teardown and recast. We’ll show you photos from the roof so you can see exactly what we’re seeing before you decide.
Most crown repairs in Fort Lauderdale are completed in a single visit lasting 3 to 5 hours, depending on whether we’re recoating or tearing out and recasting.
Temperature and humidity affect cure time, so we may schedule early morning work in summer to give the material a chance to set before the afternoon heat hits. Call (754) 354-1451 and we’ll give you a realistic window for your specific chimney.
We carry the common crown repair materials on the truck, including crown coat, bonding agents, and the forming supplies for teardown-and-recast jobs, plus a range of DuraFlex storm collars and rain caps for the most common liner diameters.
If you need a less common DuraFlex part matched to your system, we source it alongside our regular suppliers – HeatShield and Gelco are also in our usual materials lineup – and we’ll write the part and the labor into the quote before any work starts.
