Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

HeatShield Crown Repair: The Fort Lauderdale Owner’s Guide

HeatShield crown repair in Fort Lauderdale typically runs between $450 and $900 installed, depending on the damage and whether we’re patching the existing crown or rebuilding it. We stock HeatShield-compatible crown materials on our trucks, so most repairs happen in a single visit. Homeowners usually discover the problem the same way: a brown stain bleeding down the chimney chase, or water beading on the fireplace floor after a hard South Florida downpour.

A crown is the concrete (or sometimes metal) cap that sits on top of the chimney stack. Its entire job is to shed water away from the flue and the masonry below it. When it cracks, water gets in. In Fort Lauderdale, where we get roughly 60 inches of rain a year and plenty of salt-laden air off the Atlantic, a cracked crown doesn’t just get worse slowly. It accelerates. HeatShield’s crown repair system is designed to work with their existing liner and resurfacing products, which is why getting the right material match matters more here than with a generic patch.

Which HeatShield Models This Applies To

HeatShield’s crown repair materials are engineered to bond with their Cerfractory flue sealant, which means if your chimney was lined or resurfaced with HeatShield’s system, the crown repair should come from the same product family. That’s the compatibility issue most people don’t know about: mixing a random cementitious patch product over a HeatShield-treated flue can create a bond seam that fails in the first wet season.

Three HeatShield product lines apply here. HeatShield CrownCoat is their brush-applied, waterproof crown resurfacer, sold in 5-gallon pails, intended for crowns with hairline cracking and minor spalling but no structural failure. HeatShield CrownSeal is their flexible sealant for hairline cracks, applied before CrownCoat or on its own for small repairs. And the HeatShield Crown Repair Kit bundles the primer, sealant, and topcoat for a complete reconditioning on crowns showing moderate deterioration. If the crown has shifted or crumbled to the point where rebar is visible, none of these will save it: that’s a tear-out and repour, and we’ll tell you that plainly.

We source our HeatShield material directly from chimney-trade distributors, same as our DuraFlex and Gelco stock. Ashby Chimney Fort Lauderdale is an independent service provider, not affiliated with HeatShield, which means we carry the product because we’ve seen it hold up in South Florida’s wet season, not because a brand paid us to push it.

Signs Your HeatShield Crown Repair Is Failing

  • Water in the firebox after rain. This is the most common call we get in Fort Lauderdale, especially from homeowners along the barrier island and Las Olas corridor. The crown’s job is water diversion. When the HeatShield CrownCoat has worn through or a hairline crack has opened, water runs down the inside of the flue and pools at the bottom.
  • Efflorescence on the chimney stack. That white, chalky deposit on the brick or stucco isn’t salt from the ocean. It’s mineral salts leaching out of the masonry. It means water is moving through the crown into the chimney structure itself.
  • Spalling brick or flaking stucco near the top. When water saturates masonry and then expands with heat, the surface pops off in flakes or small chunks. Look at the top three feet of your chimney structure; that’s where crown failure shows up first.
  • Damp smell in the fireplace even when it’s dry outside. Once a cracked crown has been feeding water into the flue for a season, the masonry holds moisture. You’ll smell it before you see stains on the interior wall.
  • Crumbling crown edges you can see from the ground. If you can see the crown (walk out to the street and look up at the chimney), check the corners. Rounded, crumbling, or missing sections are past the point of sealant. That’s a resurface or a rebuild.

Replacement Cost & What’s Included

Here’s the straight pricing for Fort Lauderdale, and it’s the same range we give over the phone before we ever schedule the truck:

  • HeatShield CrownSeal + minor crack fill: $450 – $550. Single hairline cracks, small repairs, no structural damage. About 2 hours of work, done in one visit.
  • HeatShield CrownCoat full resurface: $550 – $750. Worn but intact crown, multiple cracks, visible spalling. Includes full surface prep, primer, two coats of CrownCoat, and a water-beading test before we climb down.
  • Full crown rebuild (tear-out and repour): $750 – $900+. A failed crown that has washed out or shifted. Includes form work, new concrete mix rated for exterior South Florida exposure, and a HeatShield CrownSeal topping.

Every quote is written before any work starts, and the number you see on the invoice is the number we quoted at the door. No pricing games, no “discovered additional damage” surprises. The Kingswell Guarantee covers this repair for one full year: if the crown repair fails inside that window, we return and correct it at no charge. That’s the 365-Day Done Right Promise, and it’s in writing.

DIY or Call Us?

What you can safely do: knock on the chimney from the ground with a ladder and a flashlight, inspect the crown visually for obvious cracks or missing chunks, and look for efflorescence. That’s it. What you shouldn’t do: get up on a Fort Lauderdale roof. Tile roofs are slick after rain, the pitch near the chimney chase is often steep, and a fall from even a single-story roof can put you in the hospital for a season.

The bigger issue is material bonding. HeatShield crown products need a properly prepped surface: cleaned, dried, free of old failed sealant and biological growth, and often primed. A tube of silicone or a hardware store patching compound won’t last through a single South Florida rainy season, and by the time you see the stain return, the water damage below is worse than the original problem. If you want to know what we’d recommend for your crown specifically, call (754) 354-1451 and we’ll walk you through it. If it turns out you don’t need us yet, we’ll tell you that too.
